Here's some answers:

"ARE WE REALTORS?"

  • No, we are a self managed real estate investment company. We own all our properties and don't rely on any third company to take care of our tenant's needs

"WHAT ARE THE REQUIREMENTS TO GET APPROVED AND RENT FROM US?"
  • You must have proof of income showing that you earn over 2.5X times the rent 

  • We'll look at your income from the last 3 months (Bank Statements or Paystubs)

  • Background check must show NO criminal records and NO Evictions

  • High Credit Score is not a requirement, however if your score is below 500,  you have a lower chance of getting approved

  • The Application fee is $75 per person and is non-refundable

  • Your Application fee is good for ONE year for ANY of our apartments, so you don't need to pay $75 again if you change your mind or don't get approved right away

  • If you're a couple or have a roomate, both of you need to apply and pay $75 each. You can group the applications so we know you're together and will add up your incomes 

  • Rental Assistance programs are allowed as well as Section 8 Vouchers (clear background check and application fee are still required)

LEASING TERMS
  • All our leases are for 1 year , we don't rent month-to-month

  • If you want to upgrade to a bigger unit within our portfolio before the 1 year lease expires, we can transfer you to a different apartment depending on availability

  • Small pets are allowed. Pet fees might apply

  • Subleasing is NOT allowed 

"WHAT DO I NEED TO MOVE IN?"
  • It's First , Last and Deposit to move in, so 3 times the monthly rent 

  • Once you're approved, you will need to pay the Security Deposit immediately if you want to reserve the apartment

  • Once you move in, you will pay the First and Last month rent 

  • You can pay using a bank account or credit card on our online tenant portal

  • We do not accept any payments to reserve the unit, until you have applied and are approved

  • You Last month rent is applied towards your last month of your tenancy 

  • Your Deposit will be refunded at the end of your lease, if there are no repairs to be deducted

  • If you don't move in on the 1st of the month, your First month rent will be prorated

Water

Stay hydrated and stay clean!

Repairs

We take pride in repairing whatever is needed. We usually fix things within 24 to 48 hrs max (no weekends)

Waste

Trash is picked by our waste company and there are no fees for it 

Cooking Lunch

Gas

We have a few stoves that run on gas, that's free cooking for you :)

Pest Control

Pest Control

If you see roaches, termites or anything else, let us know and we'll send someone over!

Parking

All our units have at least 1 assigned parking spot

What's NOT included in the Rent

Electricity 

You will need to open an account with FPL once you move in

Staring at a Screen

Internet

You can pick any Internet company you'd like or transfer your current service

Laundry 

All our buildings have laundry units on the premises or inside the units

Furniture removal

Leaving furniture by the dumpster is not allowed
